My job is to make sure you know exactly what you are getting into - the good, the bad and the hidden. 30 years in construction taught me how houses are built. Nearly 15 years as an inspector taught me how they fail. Together, that means nothing gets past me that shouldn't. How long does an inspection take?
A typical single family home takes two to three hours. Larger homes can take longer.
What. does the inspection cover?
Structure, roof, attic, crawl-space, exterior, interior, electrical, plumbing, heating and cooling, insulation, and ventilation. We check what's visible and accessible - We don't move furniture or open walls.
Do I need to be there?
Yes. You'll learn more walking through with me than any report alone. I explain what I find as I find it.
Can I use the report to negotiate?
Absolutely. Buyers use inspection findings to request repairs or price adjustments all the time. That's one of the main reason to get one.
How soon will I get the report?
Usually within 24 hours, often same day.
Do you inspect new construction?
Yes. New homes have their own problems - rushed work, missed code items, systems that haven't been tested under load. A new home isn't automatically a good house.
What if the seller already had one done?
A seller's inspection inspection protects the seller. Our inspection protects you. We work for you, not the deal.
How far in advance should I book?
As soon as you are serious. Good inspectors book out days or weeks, especially in spring and summer.
Do you offer warranties or guarantees?
No inspection can guarantee a house - anything hidden behind walls is a risk. What I guarantee is a thorough, honest look at what's visible, and a report you can actually use.
